
A new estate on the north-western edge of Mudgee will see a brand new suburb come to life, and it will include more than a thousand new homes as it grows and expands back from Hill End Road to connect into Fairydale Lane over the coming years.
This new estate is named Caerleon after the original farmland in the area and it is an extension of Mudgee’s township. In fact, Mudgee’s newest suburb is part of Council’s plans to meet the growing demand for houses in the area, driven by the unprecedented population growth in the catchment – growth that has seen the Mid-Western Regional LGA become one of the fastest growing regional areas in New South Wales.
With this growth set to continue, the estate will evolve to include over 1000 houses over the next few years, as well as an array of new neighbourhood facilities. According to the Estate’s Director Nathan Davis: “Caerleon is a masterplanned community. It is Mudgee’s newest suburb. This means we are not just building houses; we are building parks, shops, cycle ways, childcare facilities and more. We are not just building beautiful homes; we are creating a new and exciting neighbourhood for Mudgee’s residents to live within.
Caerleon will include over 20 hectares of open space when completed and preserve the natural hills in the current landscape. As the town’s newest suburb, the tree lined streets, and multiple parks within the estate are intended for families across Mudgee to use, but will be right on the doorstep of those who make the move to Caerleon.
Another of the key facilities that the estate will provide is connection to the National Broadband Network (NBN). The NBN Co has reached an agreement with Caerleon to ensure those living within the Estate will be Mudgee’s first residents to have access to high speed internet. With the limited Internet access around town at the moment, this is another obvious coup for the area and even more so for those residents that make the move to Caerleon.
As Mudgee is one of the fastest growing towns in New South Wales, Caerleon is expecting strong interest as it accommodates for the growing population. Troy Turner from Land Package Centre is working closely with the developers of Caerleon and says that Caerleon is a real indicator of Mudgee’s growth.
“Some people will say that the expanding mining industry is the future of Mudgee. Others will talk about the remarkable growth in the local wine industry, or even the arts and festivals. And while all these things are great for Mudgee, it’s the people that are the future of Mudgee. These things bring people into Mudgee, but Caerleon will be their home, where they live and enjoy the town’s lifestyle day to day,” he said.
Local estate agent Tim O’Brien from First National Mudgee, having spent some time with the developer, stated that interest is already growing in the Caerleon development: “Mudgee has never seen anything like it, a superb masterplanned community. It’s so new that people don’t really know too much about it yet. But we have just received the latest plans for the first release, and the blocks are good sizes and affordable prices. They are now available, so I expect those that get in early will be making a great investment.”
Caerleon is now available to local residents, visitors and investors alike. And with plans for a childcare centre, neighbourhood shops and open space and parklands all around it, it seems Mudgee’s newest suburb is sure to get everyone’s attention around town.
With only 56 lots in Stage 1, and four local agents selling land in Caerleon, those who act quickly are most likely to avoid missing out. Recent signage and some site clearing now make it easy to see where the Caerleon site joins Mudgee, and those with the right imagination will be able to see how Caerleon will develop
and be the place to live your life better.
