    $1-BILLION SEMI-RURAL RESIDENTIAL ESTATE ENTICING CITY-SLICKERS

    A residential showpiece nestling in semi-rural land at Mudgee with a potential end value of around $1-Billion is attracting buyers from as far afield as Sydney, Newcastle and Wollongong.

    Caerleon Estate has already received an award from the NSW division of the Property Institute of Australia for ‘Best Planning Ideas’, and was officially opened last week by the NSW Acting Premier and Member for Dubbo, Troy Grant.

    Mr Grant said the significant investment in Caerleon Estate showed confidence in the Mudgee and Central Western region. “I’m particularly impressed that NBN connectivity has been incorporated into planning the subdivision,” Mr Grant said.

    The first stage of Caerleon Estate comprises 56 blocks of land ranging from 700 square metres to more than 1,000 square metres. Later stages will have blocks of more than five acres. The land is selling from $140,000, and the house-and-land packages from $450,000.

    More than half of the first stage has sold, with those initial houses scheduled to start construction in July.

    “We expect our first residents will be enjoying Christmas here,” said Nathan Davis, Managing Director of Davis Stack which is developing the estate. “The majority of the early sales have been to current residents from Sydney, Newcastle and Wollongong who are looking for a more relaxing, affordable and rewarding lifestyle.

    Local realtor Andrew Palmer from The Property Shop said rental yields in Mudgee are a strong 5-6 percent with good potential for capital growth.

    “Mudgee is about to enter a period of sustained growth and its price points still offer a good opportunity for astute investors,” said Mr Palmer.

    The 305-ha estate will provide a quality semi-rural lifestyle just minutes from the Mudgee CBD.

    Life in balance

    Bev and Ken Prior believe they have the perfect life balance, splitting their time between Manly and Mudgee.

    They live within a four minute walk of Queenscliff Beach where they are active in the surf lifesaving movement, but 10 years ago they discovered the attractions of Mudgee.

    “In Sydney, time moves quickly,” said Bev, a physiotherapist, “but at Mudgee it moves delightfully slowly, and you never get bored. There is so much to do, and when it comes time to return to Sydney I’m always a little sad.”

    Ken, a retired company director, agrees.

    “Mudgee is where we come to relax and recharge our batteries,” he said. “There are no traffic jams, no parking hassles and the locals are so welcoming.

    “Currently I spend around half of my time in Mudgee while Bev spends a little less because she still has business commitments in Sydney. Mudgee now holds more appeal for me than Manly.”

    Bev believes Mudgee is a great place for people of all ages. “It’s very safe and it’s ideal for raising a family, with excellent schools and sporting facilities,” she said. “If they want a swim there is the Olympic Pool . . . or they can take a dip in the river.

    “The restaurants, pubs, wineries, breweries and quality of produce from the Farmer’s Markets in Mudgee are extraordinary, and the local horse race meetings are just such a hoot.

    “The health care services are also excellent because doctors and other medical professionals like living in Mudgee.

    “Not to be underestimated are the old fashioned values that locals hold dear, such as trust and honesty.”
