

The first houses are set to be built in Caerleon, Mudgee’s first master-planned community.
Caerleon director Nathan Davis said, “it’s exciting, it’s been a long time in the making”.
“It’s another milestone and brings together everything we’ve been trying to do over the last few years with houses starting to be built,” he said.
“We started construction in September 2015 which was completed around September last year and now it’s been just over six months to getting houses built.”
He added that he believes progress is spurred on by “another growth period”.
“It’s quite clear to us that the town is going through another growth period with the mines starting to employ more people,” he said.
“And from that point of view we’re seeing more interest in properties around town, which gives the builders more confidence, and as a result we’re starting to see the builds about to happen on site.”

Last week Caerleon was the venue of a geography lesson for Year 6 students from Mudgee High School.
The students from classes 6M, 5/6B and 6OH have been studying ‘Contemporary Land Use Issues’ and this was a field trip related to a case study on the new Caerleon Estate.
The students learn about current land use issues, zoning and sustainability.
The students carried out geographical studies on the land, mapping, measuring house sites, sketching the developed and undeveloped areas.
They also had a Q and A session with Mr Davis.

Topics covered in students’ questions included; ‘what you have to do in a feasibility study’; ‘turning it from a farm to residential land’; ‘doing an aboriginal land assessment’; ‘why this site was chosen’; ‘how long it will take to build’; the Caerleon name; and more.
The first stage of the Caerleon Estate, comprising 56 lots, is currently on the market.
State member Troy Grant cut the ribbon to mark the release of the first lots of the development last year.
Work is underway on the stage one releases, with work on the estate’s retirement community to be the next cab off the rank.
Over the 10 to 15 years of development Caerleon is planned to include the over-55s living development, childcare centre and shops, and extensive open spaces and playgrounds adjoining, along with shops, restaurants and cafes.
